Track compliance certificates

Gas safety, EICR, EPC, smoke alarms and the auto-reminders that keep you out of trouble.

Add a certificate

  1. Go to /dashboard/compliance.
  2. Click "Add certificate".
  3. Pick the property and the type (gas safety, EICR, EPC, smoke alarm, CO alarm, legionella, PAT, HMO licence, other).
  4. Enter the last-checked date. The expiry date auto-populates based on the type's standard validity (12 months for gas safety, 5 years for EICR, etc.).
  5. Optionally enter the certificate number and a document URL.
  6. Click "Save".

Upload the certificate photo

You can attach a photo or PDF of the actual certificate. This means you have evidence on hand if a tenant disputes a claim or a court asks for it.

What auto-reminders do

30 days before a certificate expires, havelo creates a maintenance request for you (e.g. "Book new gas safety inspection at [property]"). You can also see expiring items at the top of the dashboard.

For HMO licences (which take longer to renew), the reminder fires 90 days early.

Statuses

  • OK: more than 60 days until expiry.
  • Due soon: 30-60 days.
  • Expiring soon: under 30 days.
  • Expired: past the date (act now).
  • No date set: certificate added but no last-checked date.
